Just a querry - how safe will this building be during Hurrican season, bearing in mind that sea level reached over the road by that times... will the ground floor be offices too ? It does look great, but I would rather have this very expensive building be built on safe grounds... DEFINATELY NO!!!! Sure its a nice building and very attractive, but for the Islands NO WAY!!....slowly we are allowing the western culture to come in and spoil our paradise. It just doesn't look right not in the island setting. This is the main reasons why the tourism has escalated here in the Cooks. People want to get away from the high rise building and busyness of where they come from and relax on our beautiful paradise soaking in the sun. Why spoil it with a project such as this. If it had an Island flavour to it, perhaps I would consider the proposal....I mean look at the Justice Building...it just looks so off to our surroundings....part of me would think we are in china town....If it had that Island touch to it, wow what a sight and our identity of who we are as Cook Islanders would be seen. Its so sad that our people of the Cook Islands do not see a good future for the local people. Our focus has moved away from the love and care that we once had to the big dollar signs. Who we are will slowly fade away and already it has been seen in our language, our mother tongue....I take my hats off to the outer islands who have kept their islands pest free from all these unwanted western cultures that seem to spread around our island like a virus. People are more interested in filling their pockets, Im talking about the ones who make the decisions for our small paradise, having nice houses and flash cars and travelling the world....but what about their children, and children's children...what future have they set up for their families....the Sheraton....another project that would spoil the island....why not turn it into a university to education our local people...train them up.....why do we have to go to another country to study, why do we have to bring in foreigners here to educate us.....where are our own local people to do this.....why isn't government doing something about it to help and educate our local people....I would rather see the sheraton turn into a university rather than a massive hotel complex its almost like a bomb waiting to explode....we will have rich weatlh people coming in, casino's and drugs and very soon high power weapons will slowly slip in...thats how I see the future of our paradise....it won't be a paradise anymore....there will be alot more crime....and we won't even be safe anymore in our homes.... Please don't let this project go ahead, not a building looking like this.....keep it simple and nice....have an island flavour to it...the people and tourist will appreciate it more.....this would be just another building from their homeland...Ive seen one just like that in NZ...its ok for there...but not here....most people would like it, but if they shared the same views as I have they would agree that its not for Rarotonga.....its too commercial looking......In closing I would like to thank you for taking the time to get views from other sources around the Cooks....its good to hear what the local people have to say ...this would give a good indication and debate as to which way we are headed. For the good of our paradise or to destroy it and by the time they realise it, its too late to back out....I hope you will accomplish what you set out to do...and to make wise decisions for our nation. Dear Volker,
Thank you for for the opportunity to comment. Actually from the first concept drawing released months ago I liked the look of the building and think it suitable for the site. Sending all those marvelous computer renderings tells me a lot about computer skills, but is overkill as a selling tool. I'd rather have been sent floor layouts. More to the point. however, I don't yet accept your premise that the building is cyclone wave safe. We are fortunate to have a local expert on wave heights and wave impact, namely Don Dorrell. When he looks at the site plan & structural drawings and says it's safe, then and not until then I become a believer. The never ending problem here is the refusal of engineers to seek technical guidance. The I-know-it-all syndrome is pandemic; this has most especially been true in the planning of your neigbouring site Western Avatiu harbour where, for just one example, the harbour was dug before a proper sea wall installed. Now those pitiful "breakwater" rocks are being regularly tumbled into the "harbour" where they will be a bitch to remove. Sorry to be half-negative, but I suspect that you don't seek much technical advice either because the text beneath your beautiful renditions is full of spelling errors. We all make those, but most of us either use Spellcheck or an editor or both. If our wave expert states that the building is well anchored or well above the height of 100-year storm impact, then I'm happy with the location & esthetics. Even if some wave impact is possible, the answer might only be to install ground floor walls that blow out just as the new Trader Jack's has a toilet block that can be hauled away. A lot of thought went into the latter; hopefully more will go into the MMR plan. So my advice is hold the renditions and send some solid technical data. Don't just SAY that it's cyclne wave proof, PROVE it. Kia manuia, TAP PS You aren't alone in taking wave hazard lightly. The new Chinese-designed police station may be on an even lower ground level. They say that they are putting all machinery and electronics up on the first floor, but they'd do far better to follow the Courthouse example and go up on posts or better still relocate to the back road. _________________________________ Hello TAP - for sure you´ll get the floorplanlayouts. I am very impressed. You have thought a lot about the economic and environmental viability of the building and there is even parking!!! Wow!! My only concern is the height, other than that, I think it looks great. Unlike the "Chinese building", your design to me fits in with the coconut tree look. Otherwise, I'm more into the traditional colonial look, which to me, although not native Cook Islands, is a part of our history and I think we need to be careful to not modernise things so much so that they sick out like a sore thumb and distract from the Cook Islands environment, like I feel the "Chinese building" does. I just hope that it will be well looked after once it is built!

Thanks for your response. The new picture gives me a better idea of the location, and I can now see that the lines are across the front of the building. If I interpret it correctly, the existing Avatiu Harbour is at the extreme right of the 'Nighplane' picture, which eans the proposed site is almost exactly where a previous building existed until January/ February this year. BUT - I cannot see any indication of the new 'harbour extension area' which I would have expected to see at the left of this picture. The only other concern I have is that the new building might be at risk from high seas etc during cyclones. The building looks nice, however I have trouble envisaging the intended
environment, which is not apparent from this or other stuff I have seen. What detracts from the picture is the sight of poles bearing wires across the front of it. It would be good to think these could be done away with.
